What happens when you send a job

Floor Sanding and Polishing Sydney is a referral service. Your enquiry goes to one licensed contractor covering your suburb. They inspect the floor, quote it and invoice you directly.

We don't own machines, hold stock or attend jobs. Everything you agree is agreed with them.

Why so much of this site is about permission

Because in Sydney that's where the jobs go wrong. A large share of the housing here is strata, and replacing carpet with a hard floor is a minor renovation under s.110 of the Strata Schemes Management Act 2015 — it needs owners corporation approval before the work, not after.

The people who get caught are the ones who booked a floor, had it laid, and then met a by-law they'd never read. Putting the approval process and the acoustic numbers up front is more useful than another page of adjectives about timber.

Licensing, and what NSW doesn't have

There is no floor-sanding licence class in New South Wales. It sits under general building work, which requires a contractor licence over $5,000 in labour and materials including GST. Licences come from Building Commission NSW, which took the function over from Fair Trading in 2025.

So the thing to ask for is a current contractor licence for general building — not a specialist ticket, because none exists. At $20,000 and above, HBCF cover applies too.

What you won't find here

No reviews, testimonials or before-and-after galleries. We haven't done the work, so any of those would be invented. Ask the contractor for recent local addresses.

No fixed prices. Floors are quoted per square metre after being measured and inspected. The ranges here are indicative so you can tell a fair quote from an optimistic one.
